Great condition - only used on two trips; we've been using it as a guest house and now getting ready to replace it with a yurt.

HIGHLY CUSTOMIZED. Check out the photos. We had a master carpenter convert the one hatch door under the bed into two pull out drawers with sections and insane amounts of storage space. We did the same thing under the dinette so it's way easier to organize kitchen or other supplies (and find them!).

What's more, we wanted to be sure we could travel forest service roads so we installed an axle lift kit and 2" axle. No more scraping when you hit a steep driveway!

It has a Weboost that works incredibly well to get stronger cell signals.

Other customizations: we installed a second heater that is radiant heat so we wouldn't have to deal with the loud factory forced air heater; we added a drop down table for extra food prep space and created a stylish and functional spice rack for the kitchen; we removed the microwave (sorry for those of you who want one!) to create more space for food storage; we built a secure box for the lithium battery; and added curtains to the bed and bathroom areas.

Gross dry weight is 3590 lbs.

The tankless water heater and forced-air furnace both operate only on propane. The refrigerator operates on 12V, 120V, or propane. The range/oven is propane. A/C is120V. The slider and TV are 12V. The lights are 12V and LED. The awning is 12V.

The bathroom has a shower and toilet. The water, grey and black tanks are all 25 gallons each.

We have an unopened sway control kit that we bought for our 4Runner and never used we are happy to throw in.

Some minor wear and tear of inside shades mostly and here's the one annoying issue: the tongue that attaches to your hitch seems a little misshaped. It takes a little finessing to get it attached. Please have some experience pulling trailers and can "put it in it's place."
